Planning your home

Excellent floorplans

Liven’s interior architects have come up with great floor plans to make optimal use of space. Many layouts have several alternatives–for example, you can choose a utility room instead of a sauna, a shower instead of a bath, etc.

Adjustments made for your family

If, however, your family has more particular needs, we can make the necessary changes before construction begins. Our interior architects are there to help you think through the modifications. The number of adjustments we are able to make depends on the stage of the project. Planning

Before the construction starts, you can choose from the layouts designed by Liven and make adjustments according to your preferences. For example, this is generally the time you can have two apartments built together or change layout plans and sizes within one apartment. However, the location of shafts and load-bearing walls cannot be changed. In some cases, it is possible to shift openings in load-bearing walls – contact our interior architect for more information.

Technical systems

Before the construction starts, you can choose from various extras offered by Liven, for example a charging point for an electric car, room cooling, additional floor heating in bathrooms, etc.

Electrical and lighting planning

You can work with Liven’s interior architect to plan the location of your home’s lighting and electrical equipment. You can add power outlets and light fixtures, change their switching logic, and plan the placement of kitchen appliances.

Interior design options

Choose products from Liven’s material selection and view the samples in our office. The products are already priced, so you can calculate the costs for your home using the Home Designer programme. In addition to Liven’s material selection, you can also choose materials from other suppliers approved by Liven. In this case, you must ensure the suitability of the materials and installation methods yourself. Additional costs for project management and transportation will be covered by you. You can view the materials in our partner showrooms or from the catalogues.

Designing your home with an interior architect

Liven’s interior architect can help you choose and plan your home. You can also order fixed furniture from Liven, just choose from our pre-designed solutions or customize them according to your own preferences. The earlier you start the home creation process with us, the more opportunities you have to customize your new home.

Planning

Up to two months after the construction has started, you can choose from the floor plan options designed by Liven. We have planned multiple alternatives for each apartment so that you could choose a home that suits your needs. Liven’s interior architect can help you choose between the different floor plan options. You can still make some adjustments to the kitchen layout by contacting Liven’s interior architect.

Technical systems

Contact Liven’s interior architect, to find out what kind of solutions have been designed for this home. Additionally, you can add a charging point for an electric car if you should need one.

Electrical and lighting planning

You can modify the electrical and lighting plans with the interior architect. We have already designed solutions for each layout, you just need to check if they meet your needs.

Interior design options

You can choose the finishing options for your home in the Home Designer programme, which calculates the costs of additional materials and products in an instant. Liven’s interior architect can help you navigate through the materials and styling. You can check out the material samples in Liven’s office.

Designing your home with an interior architect

Anita Karma

Interior Architect

Anita will help you design a home according to your needs.

Anita has studied interior architecture in both Estonia and Portugal. She designed the first homes already during her university studies, i.e. she has more than ten years of experience. In addition, she has improved her education in the field of art education and worked as an art teacher.

It is a great joy and honour for Anita to be a guide in creating a home. The whole process is very individual and unique, as that is the most personal space, which must be designed with the wishes and needs of each family member in mind.

Art and design are what makes Anita tick. In her free time she paints and spends a lot of time in galleries and at cultural events. Also, being in nature and observing it rejuvenates her soul.

Lennart Lind

Interior Architect

It can be said that architecture has surrounded Lennart all his life. Thanks to his grandparents who are architects and aunt who is an interior architect, he got acquainted with the nature of the field quite young. Lennart knew at an early age that he would become an interior architect. After graduating from the Estonian Academy of Arts in 2017, he worked in the architecture bureau ARS Projekt, where he was involved in the design and engineering of both private and public projects.

Lennart believes that good interior architecture is quite universal and is related to the proportion of rooms, layouts and functional solutions. The interior design of the rooms, on the other hand, is much more subjective.
At Liven, he wants to create value that is a combination of the above, because without a good interior architecture solution, the design has only a decorative role in the room, and good architecture without a suitable style can only leave the home environment a bleak place.
Lennart considers continuous self-development to be crucial. Therefore, in 2018, in order to maintain his academic form, he started studying at the Tallinn School of Economics as a marketing specialist.

Walking is his form of meditation – long walks by the sea or on city streets are an important part of the daily routine. Lennart also enjoys badminton and tennis.

Carolyna Kodar

Carolyna Kodar

Interior Architect
Diploma architect (E011310)
Interior Architect (194829)

Carolyna is an interior architect who listens, thinks, and offers solutions

Carolyna graduated with a master’s degree in architecture from TalTech and is a Level 7 Chartered Interior Architect. However, formal education alone is not enough. Knowledge provides a foundation, but the real work begins with people. Conversations with future homeowners provide answers and directions that may not have been discussed in lectures or further education.

Over the years, Carolyna has worked as an interior architect in an architectural firm and a furniture company that offers complete interior solutions. She has worked on interior design and architecture for 30 different homes, including apartments, terraced houses, and houses. Each new project is a challenge because good interior design is not like a chorus in a song that keeps repeating itself. You always need to start from scratch and face the blank canvas. This is what Carolyna enjoys about her work because it is not only rewarding but also exciting.

In her free time, Carolyna spends a lot of time in nature, as the architect of nature was undoubtedly a very talented creator. Perhaps one day Carolyna will reach the same level of mastery.

Merlin helps you find and create your future home

She is one of those exceptions who knew from the age of 12 that she wanted to become an interior architect. At that time, she wasn’t even sure if such a profession existed. While she knew that architects design buildings, she was more interested in exploring the soul and inner world of the houses.

Even at a young age, Merlin would build homes for insects and snails using branches, moss, and leaves. Pursuing a bachelor’s and master’s degree in interior architecture was a natural development of events for her.

Every home and homeowner is unique. Unleashing and understanding the individuality of both parties is where the true essence of Merlin’s work as an interior architect begins. It only concludes when the homeowner is happy and the home harmonises with its exterior. While Merlin doesn’t dismiss or endorse any specific style, she prefers clean, straight, and proportionate lines. Her inspiration often comes from her travels abroad, where she encounters ideas and fascinating details that she can later incorporate into her work.

Time holds great importance for Merlin, and she always carefully considers how to utilise it. She spends her leisure moments exploring nature or rediscovering the gym. Any remaining time is devoted to renovating her own home and her childhood home.

Sandra Leisson

Interior Architect

Sandra feels that she became fascinated with architecture from an early age. Growing up with a father who is an architect, not a day passed without the young girl being interested in her father’s activities. After graduating from high school, she continued her studies in interior architecture.

Sandra started her professional career in 2014, immediately after finishing her university studies, designing kitchen and custom-made furniture. This was followed by five years of work experience as an interior design consultant, the keyword of daily work being direct cooperation with interior architects.

Sandra believes that the best part of her job is the immediate emotions and gratitude of the client when something is completed that started with a simple idea. Designing a room, an apartment, a private residence or public building in such a way that all parties are satisfied with the result provides the greatest feeling of achievement for Sandra.

Sandra spends her free time with her family and friends. The role of family and friends is invaluable to her.

We used to live in the city center, and our walks would take us along Liivalaia Street. Here, we can enjoy nature, the forest, and the sea. The biggest difference is that it’s much calmer here, and it’s also much better for our child.

What I really love the most is that when I want to go for a run, I just step outside and start running. And since we have a small baby, if I need to go for a walk, I grab the stroller and step outside. Maybe saying there are a million directions is an exaggeration, but I can go anywhere, and in fact, the city center is right here at my fingertips.

Probably the most difficult part for us was choosing whether to create a bar counter or a dining table for the kitchen, because somehow a bar counter might have been better, but the dining table was definitely the right choice for us.

My favorite spot in this apartment is probably still the living room — the windows, the light, the spaciousness.

This apartment is specifically designed around the flow of natural light. With very high ceilings and floor-to-ceiling windows, the goal was to ensure that the light remains uninterrupted and visible throughout the entire apartment, as much as possible.
